Let’s start with your property
Most roof problems are cheaper to fix at the "loose fixing" stage than the "active leak" stage, which is the whole case for regular inspections. Whanganui roof inspections and maintenance covers a full visual and physical check of sheets, fixings, flashings, gutters and penetrations, with a written report on anything found and what it needs. We check for early corrosion, lifted or worn fixings, deteriorating sealant at flashings, and any signs of moisture getting where it shouldn't. Regular maintenance — typically every one to two years depending on the roof's age and exposure — catches small issues before they become water damage inside the ceiling cavity or roof structure. It's particularly worthwhile ahead of winter, after any significant storm, or simply as part of ongoing home upkeep if your roof is more than ten years old.

Why homeowners choose us
Every Whanganui roof inspection produces a documented report with photographs and clear priorities, so you can plan maintenance, support an insurance claim or negotiate with evidence behind you.
Findings are ranked rather than listed, so you know what genuinely needs attention now and what can reasonably wait, and your maintenance budget goes where it matters most.
Sheltered and unwashed roof areas deteriorate fastest and are invisible from the ground. We access the whole roof safely and report on its actual condition throughout.
An inspection is an assessment, not a sales visit. If the roof is sound we tell you so, and you keep the report whether or not any work follows.

Consider the alternatives
What to expect on site
An inspection is one of our least disruptive services, generally involving someone on your roof and in your roof space for an hour or two, with minimal noise and no material delivery involved. We'll let you know if we need access inside the house to check the roof space from below, and confirm timing that works around your schedule. If any maintenance work is identified during the inspection, we'll quote it separately rather than starting unplanned work on the spot, so you have full visibility of cost before anything proceeds.
Weather has minimal impact on inspections themselves, though we'll avoid climbing onto a wet or icy roof for safety reasons and may reschedule briefly if conditions are unsuitable on the day.
Questions about roof inspections & maintenance
Use these answers to prepare a brief for your property and clarify the proposed work.
Maintaining Gutters & DownpipesA roofing condition assessment and a whole-building inspection have different scopes. Confirm the type of report and whether it is suitable for your intended use.
Follow the product maintenance guidance and adjust for the site and roof condition. An individual schedule is more useful than a universal interval.
Do not assume so. Confirm the inspection fee, report deliverables and whether repairs require a separate agreement.
Visible condition record: Document observations, photographs and limits of access. Priority list: Separate immediate concerns, planned repairs and routine care. Drainage review: Note visible debris, overflow signs and rainwater component condition. Maintenance plan: Relate suggested care to the actual installed products.
Condition inspection: A focused record for maintenance planning; confirm whether roof-space access is included. Targeted investigation: A deeper brief for a recurring leak or known defect may require separate access or opening-up.
Do not walk on the roof to prepare for an inspection. Point out fragile or suspect materials and any known asbestos history. Cleaning methods need to suit the material; suspect asbestos-containing roofing requires specialist assessment before disturbance.
